After you complete your real estate search and have found the perfect property at Deep Creek Lake, it is time to make an offer to purchase.  This is where the negotiating starts and having a seasoned real estate professional on your side pays off. The MAR (Maryland Association of Realtors) real estate contract has grown in page count over the years and can be complicated. During the negotiation of the offer every detail will need to be noted, contract addendums will need to be formed, and all parties will need to reach an agreement.

Not only will the Realtor help in the negotiation of the offer but he/she will also manage the contract documents and forms. By the time of contract creation your Realtor will have made sure that all "I's have been dotted" and "T's crossed" to protect your purchase. 

When creating the offer your realtor will help with determining the offer price, setting the closing date, financing contingency considerations, earnest money deposit amount, reviewing property inspection options, and examining other important contingency considerations.

When making an offer it is important to put yourself in the best position possible so that your offer will be accepted. Sellers’ agents often use the phrase "make it as clean as possible" when referring to an offer; meaning, make it simple and easy to accept.

Making a clean offer may include the following:

  • Have a financing pre-qualification or pre-approval letter ready and attached to the offer.
  • When considering offer contingencies, try to make wording precise and easy to understand. Price may not be the seller’s only consideration. Each contingency creates something for the seller to do or accomplish. Sometimes the seller will accept a lower offer if they are required to do less work.
  • Don't get discouraged if the seller does not accept (or counters) your offer. Your agent negotiates purchase contracts for a living and is there for advice. Feel free to ask questions. Many deals can be salvaged with level headed thought processing and good negotiating skills.  

Don’t worry if the negotiations do not work out and a deal can not be reached. Your real estate agent will be ready to start a new search for another property that meets your needs.  Remember, the buying process is supposed to be fun!
